Case studies

Buildings we
have actually
measured.

More than fifty commercial buildings and forty multi-residential buildings assessed — audits, condition assessments, energy modelling, recommissioning and verification. A quarter of them went on to secure retrofit funding.

Calgary, Alberta · BOMA Phase II

444 5th Avenue SW

A 23-storey tower from 1972, assessed for Aspen Properties across five studies. We found a chiller plant running at a coefficient of performance of about 1.0, an outdoor air sensor frozen at 24 °C, and an air handler cooling supply air to 5 °C in August while the floors below reheated it.

Close-up of fouled fire-tube boiler tubes with heavy scale deposits
Fire-tube fouling, found on inspection. Scale is an insulator — this is heat going up the stack.
Rooftop packaged unit sitting on a corroded curb on a commercial roof
Rooftop unit on a failing curb. Replacement studies begin with what is actually up there, not what the drawings say.
Mechanical room with distribution pumps and headers
Distribution pumping. Constant-speed pumps running flat out are one of the most common findings in this work.
On film

430 York Street,
Hamilton.

A short film on the Gateway Group retail property, covering how BOMA Enspire funding advanced energy efficiency and tenant comfort — including the rooftop unit heat pump replacement study and the controls work behind it.

Asset types

Where this
work applies.

The engineering is the same everywhere — measure, find the gap between design intent and operation, quantify it, verify the fix. What changes is the constraint: a hospital cannot be shut down, a process facility cannot lose production, and a housing co-operative cannot lose the funding window.

Next step

Every building
has a report
like this in it.

The only question is whether anyone has gone looking.
