With these in hand we can usually tell you, within a week and at no cost, whether your building has a capital problem or a controls problem. They are very different budgets.
Twelve months of utility bills
Electricity and gas, both. Interval data if you have it, monthly totals if you do not. This alone tells us whether consumption tracks the weather — and if it does not, that is already a finding.
A mechanical single-line, or photos
Drawings if they exist and are current. If not, phone photos of the plant, the nameplates and the BAS front screen are genuinely enough to start.
What is prompting the question
A capital plan, a carbon disclosure deadline, a tenant complaint, a grant application, or a bill that went up and nobody can explain why. The reason shapes the scope.
